The Downtown Shelbyville Apartments project, led by Birge & Held—the developer behind the Porter Apartments Development (a READI 1.0 project nearing construction completion)—aims to address the growing need for multi-family housing in Shelbyville. This mixed-use project will add approximately 150 new downtown residential units, including a mix of studio, one-bedroom, and two-bedroom apartments. Birge & Held will apply for LIHTC to support the project and create additional housing options in the ARI region for income constrained residents. The development will also revitalize several currently underutilized buildings, enhancing downtown Shelbyville's vibrancy and economic activity. To support this project, $500,000 in READI funds will be used for sewer and water system installation and site excavation. The project will create 3-4 full-time jobs at $25/hr. The City of Shelbyville and Birge & Held will provide matching funds along with IHCDA tax credits. The project is anticipated to start June 2026 and conclude by September 2027. All matching funds will be secured by December 2026.
